Housing markets mixed in Trumbull, Mahoning

The market for single-family homes in Trumbull County slid in the number of sales and homes put up for sale in September, according to the latest data.

The industry was a bit more resilient, meanwhile, in Mahoning County, where new listings were up as were sales, albeit by the slimmest of margins.

Still, pricing remained strong across the two-county region.

For the month

Trumbull County

Here, there were 126 homes sold last month, down 20.8% from the 159 sold in September 2023, while the number of homes that entered the market fell 4.4%, from 225 last year to 215.

Data from MLS Now, a multiple listing service that collects housing information from across northeast Ohio, also shows the average sale price for homes in the county went up to $177,189 — a 7.4% increase from $164,931 in September 2023.

And in Trumbull County, homes were up for sale for longer — three days, from 39 days last year to 42 days in September, the data shows.

Mahoning County

Last month, one more house was sold in comparison to September 2023, when 208 homes moved, according to MLS Now. That represents a 0.5% increase.

New listings were up 5.5%, from 290 last year to 306 last month, and the average sale price grew to $207,421 from $190,012 — an increase of 9.2%.

Like in Trumbull County, the homes are on the market for longer. The average market time in September was 45 days, up two days from last year.

Trumbull County

In the first nine months of the year, the number of sales in Trumbull County rose a modest 0.2% — or by two homes — to 1,360. There have been 1,739 new listings, a 1.4% increase from 1,715 for the same period last year, and the average sale price has gone from $163,097 to $176,939, an increase of 8.5%.

Homes have been on the market an average of 47 days, five more days than through September 2023.

Mahoning County

For the year so far, sold listings are down 1.4% to 1,760 from 1,784. New listings, however, are up 6.1% to 2,444 from 2,304, according to MLS now.

The average sale price has gone to $208,294 from $190,215 over the period last year, an increase of 9.5%. Homes have been on the market for the period this year an average of 49 days, up one day in comparison.

In the region

Across MLS Now’s 32-county region in Ohio, the data shows in September compared to September 2023:

•   There were 3,250 single-family homes sold, down 4.4%.

•   There were 4,312 new listings, down 5.1%.

•   The average sale price increased 11.6% to $276,815.

•   The average market time went up two days to 36 days.

For the year, according to the data:

•   There have been 28,499 homes sold, down 1.2%.

•   There have been 38,111 new listings, up 0.6%.

•   The average sale price has risen 7.7% to $262,862.

•   The average time on market rose one day to 39 days.
