Home sales take dip compared to last year

WARREN — Home sales last month in Trumbull County were down from May 2017.

There were 180 closed sales countywide last month, down from 229 in May 2017, according to the Warren Area Board of Realtors.

In April, there were 184 closed sales in the county, up from 179 the same month last year.

Last month, compared to May 2017, pending sales surged19.2 percent, from 219 to 261; new listings fell 5.4 percent, from 279 to 264; the median sales price rose 13.8 percent, from $87,000 to $99,000; and the average sales price fell 3.2 percent, from $103,884 to $100,522.

The number of days homes were on the market fell 22.3 percent, from 112 to 87. Inventory was down 27.4 percent, from 914 to 664.

Year-to-date, there were 769 closed sales as of June 13, down 7.7 percent from 833 in the same period in 2017.

In the same comparison for the first four months of the year, pending sales declined 1.2 percent, from 942 to 931; new listings fell 7.6 percent, from 1,204 to 1,112; the median sales price rose 16.9 percent, from $77,000 to $90,000; the average sales price rose 14.4 percent, from $91,833 to $105,084; and the number of days houses were on the market fell 6.7 percent, from 119 to 111.

In Mahoning County, closed sales fell 2.4 percent, from 252 in May 2017 to 246 last month, according to the Youngstown / Columbiana County Association of Realtors.

Year-over-year, closed sales rose 0.1 percent in May versus the same month last year.

When comparing last month with May 2017, new listings in Mahoning fell 2.8 percent, from 358 to 348; pending sales rose 39.7 percent, from 267 to 373; the median sales price rose 8.6 percent, from $88,625 to $96,250; the average sales price rose 12.8 percent, from $116,696 to $131,685; the number of days homes were on the market fell 7.8 percent, from 102 to 94; and inventory was down 33.4 percent, from 1,140 to 759.

Year-to-date, closed sales in Mahoning County rose 0.1 percent, from 1,022 in the first five months of 2017 to 1,023 as of June 13. In the same comparison, pending sales rose 15.4 percent from 1,100 to 1,269; new listings fell 7.9 percent, from 1,562 to 1,439; the median sales price rose 11.9 percent, from $84,000 to $94,000; the average sales price rose 7.3 percent, from $110,798 to $118,855; and the number of days houses were on the market decreased 2.7 percent, from 112 to 109.

There was no year-to-date inventory data available for either county.
