Sales of single-family homes overcome a sluggish April
WARREN — Sales of single-family homes in Trumbull County overcame a sluggish April and a slower first four months to be up 2.6 percent through May. New listings also saw an increase, although modest.
There were 794 closed sales countywide through May, up from 774 sold in the same period in 2018, according to Yes-MLS, a multiple listing service in northeast Ohio.
Over the same time, new listings rose 0.4 percent, from 1,115 through May in 2018 to 1,120 this year.
Strong sales in May helped push Trumbull County into the positive. There were 206 closed sales last month, up 12 percent, from 184 in May 2018 and up 24 percent from the 166 closed sales in April.
New listings last month fell 7.5 percent to 245 from 265 in May 2018, and 9 percent from the 269 new listings in April.
In a year-over-year comparison for May, the number of days on the market fell 9.1 percent, from 88 to 80 and the median sales price increased 14 percent, from $98,250 to $112,120.
Through May compared to the same period in 2018, the number of days on the market fell 13.4 percent from 112 to 97 and the median sales price rose 9.1 percent, from $89,850 to $98,000.
In Mahoning County, there were 250 closed sales last month, up 0.8 percent from 248 in May 2018. So far this year, sales are up 3.5 percent, from 1,026 for the period last year to 1,252 for the period this year.
New listings for May rose 1.1 percent, from 352 last year to 356, and year-to-date, 5.9 percent, from 1,445 to 1,530.
Year-over-year for May, the number of days on the market fell 11.7 percent, from 94 to 83 and the median sales price rose 19.3 percent, from $97,250 to $116,000.
Through May compared to the same period in 2018, the number of days on the market fell 13.8 percent, from 109 to 94, and the median sales price increased 11.7 percent, from $94,000 to $105,000.
