Area home sales down in July from last year

WARREN — Area home sales fell in July compared to the same month last year.

There were 176 closed sales in Trumbull County last month, down 8.3 percent from 192 in July 2016, according to the Warren Area Board of Realtors.

Year over year, pending sales rose 48.8 percent, from 168 in July 2016 to 250 last month. New listings rose 4.4 percent, from 271 in July 2016 to 283 last month.

The median sales price rose 1.1 percent, from $91,000 to $92,000, while the average sales price rose 1.5 percent, from $104,701 to $106,246.

The number of days homes were on the market decreased 19.2 percent, from 120 to 97. Inventory was down 26.2 percent from 1,162 to 857.

For the first seven months of the year, closed sales in Trumbull County rose 5.8 percent to 1,225 from 1,158 for the same period in 2016. In the same comparison, pending sales rose 14.6 percent, from 1,230 to 1,409; new listings fell 1.4 percent, from 1,825 to 1,800; the median sales price rose 2.5 percent, from $79,000 to $81,000; the average sales price rose 2 percent, from $94,038 to $95,937; and the number of days houses were on the market fell 7.9 percent, from 126 to 116.

In Mahoning County, closed sales fell 13.5 percent, from 259 in July 2016 to 224 last month, according to the Youngstown / Columbiana County Association of Realtors.

When comparing last month with July 2016, new listings rose 9.1 percent, from 340 to 371; pending sales rose 52.4 percent, from 231 to 352; the median sales price decreased 4.3 percent, from $91,500 to $87,600; the average sales price fell 8.6 percent, from $118,423 o $108,290; the number of days homes were on the market declined 28.2 percent, from 124 to 89; and inventory was down 27.9 percent, from 1,427 to 1,029.

Year-to-date, closed sales in Mahoning County fell 5.4 percent, from 1,600 in 2016 to 1,514 as of July 31. In the same comparison, pending sales rose 2.7 percent, from 1,671 to 1,716; new listings fell 1.9 percent, from 2,349 to 2,304; the median sales price rose 3.5 percent, from $84,800 to $87,750; the average sales price rose 4.3 percent, from $108,301 to $112,938; and the number of days houses were on the market fell 14.5 percent, from 124 to 106.
