WARREN - An electrical contractor in Liberty is applying for a 49 percent property tax exemption for new office and shop space on Trumbull Avenue in the township.
The request is the third so far for a tax cut in the newly created Belmont Avenue Community Reinvestment Area, a 3.5-mile stretch of Belmont Avenue between Gypsy Lane and Tibbets Wick Road that has been targeted for development through tax incentives.
Rubin Properties LLC owner Jason Rubin said he wants the 10-year exemption to build a new 10,500-square-foot building for his electrical company, CR Electric Inc., which he said has grown too big at its location now on Trumbull Avenue.
The application filed with the Trumbull County Planning Commission shows CR Electric employs 27 now and intends to expand its work force by three full-time and four part-time employees next year and by five more full-time workers in 2016.
There is also an option to build a second building at the location next year, said Rubin, a trustee in Liberty. Multiple employees already share offices and other employees work in job trailers at the company office.
''We have no where to put people,'' Rubin said.
Trumbull County commissioners Wednesday accepted Rubin Properties' application and permitted the Planning Commission to work up a draft agreement for the exemption.
The proposal must be reviewed by Liberty School District officials and approved by township trustees, county commissioners and the Ohio Development Services Agency, a process that could take as little as two months.
Similar tax exemptions have been given to White Donuts LLC, which is building a Dunkin' Donuts on Belmont Avenue and to the developers of a 87-suite Comfort Inn that will be at the site of the former Ramada Inn, also on Belmont Avenue.
Rubins said there are more potential deals that he could not elaborate on, but ''would never have come to the table if this abatement wasn't in place.''
