Warehouse looks at other local sites

North Jackson zoning board opposed facility

By LARRY RINGLER / Tribune Chronicle
POSTED: October 1, 2009

WARREN - Local economic development officials may get a better idea on Friday where a 100-plus worker distribution center for McDonald's restaurants will land.

Tom Presby, manager of business development for the Regional Chamber, said a meeting may give local officials a better idea if Solon-based distributor Anderson-DuBose has whittled down its list of potential sites.

''We're not privy to any of their site selection due diligence,'' said Presby, noting the company is considering locations in Trumbull and Mahoning counties. He declined to say if two sites in Lordstown were among those being studied.

He said the company also has been looking outside the area, adding, ''I don't know that they've changed that strategy.''

But, he noted, the company ''likes this area and would like to land here. We're using our best efforts to keep them here.''

The company got some help from the state Monday when the Ohio Department of Development Ohio Tax Credit Authority awarded a 45 percent job creation tax credit for six years. The credit is valued at an estimated $109,341 over the term, and requires the company to maintain operations at the site for 12 years.

This $24 million project, which will consolidate distribution of food, paper and beverage products for 488 McDonalds in eastern Ohio, western Pennsylvania and parts of West Virginia, is expected to create 50 positions and retain 94 jobs.

Presby said the facility would have an annual payroll of $4 million to $5 million with benefits.

The company ran into a roadblock with its attempt to put a 140,000-square feet center in North Jackson on 69 acres zoned residential. Residents opposed a zoning change because of increased traffic of about 50 trucks a day, prompting the township zoning board to reject the change.

Township trustees are expected to make the final decision at a Oct. 20 meeting.

Access to rail and highway transportation are key parts of the company's search, Presby said.

''A lot of products come in by rail and go out by truck. Rail is critical, and they need to be close to the interstates,'' he said. The company also wants enough land so it can expand if it adds clients, he said.

The company, owned by Warren Anderson, who received the U.S. Department of Commerce's National Minority Male Entrepreneur of the Year award in 2002, and Steve DuBose, would like to start construction next year and begin operating in early 2011, Presby said.

''It's a short fuse,'' he said.

This will not be coming to Warren, I have good information on that.

I just think it's sad the the Development Board doesn't have dozens of these kind of deals lined up. That's what it takes to bring business here, not just one single prospect.

And then these people probably wonder why we are thought of as stupid hicks.

I just don't get the mentallity in this area of Ohio. No jobs, yet every time there is a chance for a company to open and provide jobs, it is met with selfish objections. Unreal.

Purecountry - absolutely right. Business will not come to Warren under the current crime-infested conditions. Another factor is with slashed Safety Forces, business insurance rates rise. Next comes homeowner insurance increases. Business will not locate to a city with high crime and high insurance costs.

This artcile is upsetting. This area is so depressed due to job losses and lack of business yet when $4-5 million a year in wages could come to the area, a few people ruin it. Is going from 1.5 trucks an hour to 2 trucks an hour THAT big of a deal to ruin the chance for families to earn a living?!?!

The people running Warren are too stupid to know that they are alive. Warren is stagnant, there needs to be a whole new crew of people running things. OBrien should go retire with Tgaris in his condo on the prison at home method.

How many jobs was Leads to bring? What was their incentive and the term for the incentive? Call me a skeptic but 110 thousand dollars over 12 years, not a huge incentive. Just enough that they could pay it back if they decide to move on. Just my two pennies.

I hope that AATrumbull County gets this deal particularly Warren. Warren has enough of a rails ystem to pull this off. Even the trucking industry could benefit from this. Good Luck.

Those extra jobs in this area would really help out big time. The developers might be smart and take a look at some of the closed Delphi plants. They might just get a good deal on one of them, like the one in Cortland. Theres railroad access and interstate highways all close by. The plant is not that old and has everything needed already in place. Theres one in Champion also, and also up on Ridge Road in Vienna theres a couple. It would be ashame to not land this work in this area, with the unemployment so high. I don't think they would be interested in Warren, because of all the crime thru out the city. Just being honest here, no pund intended.

WRAP??? You might as well have Main Street try too. They haven't pulled off one financially profitable thing for downtown, let alone all of Warren. WRAP has no vision, clue, or intelligence in that office to pull of anything to help the city. They haven't in over 5 years so why start now??

Why am I so surefire positive this will be Warren? Look at the all of the people and families who just sit on properties, keeping them undeveloped, letting them fall apart and doing the bare maintenance minimum that the city and state regulate, all the while paying some property taxes and occasionally turning down fair market offers to sell various properties. This is why! The rare occasion when a buyer like this comes on the scene!

When opportunities like this arrive, this is exactly why people maintain their sometimes slumlordish death grips on land and buildings!

Start putting in those applications. You'll be back to work this time next year! Gar--run-teed!

I am positive administration and council are bending over backwards trying to get this in Warren! I mean, how much industrial land, with access to rails and highways does Warren have? And most of it has been empty for decades!

I am 110% sure that this will end up in Warren! How can it not? Deals will be made, the distribution center people are probably getting tons of phone calls from our city elders promising to move heaven and earth to get this here!

How about all that land that Don G owns on Parkman road by the bypass. That has access to Rt. 422, Rt 5 and the Turnpike.

Do a little research on this company and you will see that this company would be a great asset to the valley. It would be very nice to have these owners and their business here.

I am pretty sure that there is department in the city of Warren that should be going after projects like this. Oh yes... that's right. It's called WRAP. Hey WRAP... get off of your as**s and try to bring that to Warren. We have plenty of land for something like that. Plenty of buildings, plenty of railroads, and plenty of people to work!
