New housing development coming to Niles

NILES — A development with the potential for 24 new single-family homes was approved Tuesday by the Niles Planning Commission.

The commission voted 4-0, with one abstention, for final approval to Plat No. 3 of Carnegie Heights, located near the intersection of Carnegie and Robbins avenues, being developed by Altobelli Realty.

Realtor Jason Altobelli said the road and utilities have been completed and “are ready to go.” He said three “test” homes already have been built on lots along Carnegie Avenue. The development has been carved out of eight to nine acres that were purchased from the Niles Board of Education, Altobelli said.

“We are targeting those people who like a low-maintenance lifestyle,” said Altobelli, noting there are smaller-sized lots with the homes being built by Rycon Construction Inc., which has offices in Cleveland and Pittsburgh. “This is the first development for new homes we’ve had here in about 20 years.”

Similar-style structures are being built in its Kline Farms development in Liberty, Altobelli said.

According to city Housing and Zoning Inspector Jeffery Crowley Sr., the issue will be forwarded to Niles City Council for its approval during its first February meeting. The planning commission also signed off on the revised drawings for the development’s second plat that included access to a fourth home being built along Carnegie Avenue.

Board chairman Richard Hale had to refrain from voting on the issue because he is an investor in the development, Altobelli said.

Hale was earlier re-appointed as commission chairman, and member Violet Miller was appointed vice chairman.

The board also approved a petition by Home Federal Savings and Loan of Niles for the rezoning of some property along North Main Street.

“The property was the former Moose Lodge, and the bank has a potential buyer who wants to make it a retail store,” Crowley said.

The matter was forwarded to city council, which will schedule a public hearing, according to Crowley.
