February home sales down in Valley from ’16

WARREN — There were fewer homes sold across the Valley in February than in the same month last year.

Year-over-year, closed sales for February in Trumbull County fell 10.6 percent, from 132 in 2016 to 118 last month, according to the Warren Area Board of Realtors.

Pending sales jumped 16.5 percent, from 170 in February 2016 to 198 last month. New listings fell 7 percent, from 199 in February 2016 to 185 last month. The median sales price rose 1.6 percent, from $64,000 to $65,000, and the average sales price rose 0.8 percent, from $80,901 to $81,515. The number of days homes were on the market decreased 18 percent, from 150 to 123. Inventory was down 18.5 percent from 1,012 to 825.

In January, there were 116 closed sales in Trumbull County.

In Mahoning County, closed sales fell 7.4 percent, from 162 in February 2016 to 150 last month, according to the Youngstown / Columbiana County Association of Realtors.

When comparing last month with February 2016, new listings fell 3.1 percent, from 294 to 285; pending sales rose 14.6 percent, from 213 to 244; the median sales price jumped 16 percent, from $75,000 to $87,000; the average sales price rose 10.5 percent, from $100,013 to $110,548; the number of days homes were on the market decreased 26.6 percent, from 143 to 105; and inventory was down 37.7 percent, from 1,445 to 900.

Mahoning County had 168 closed sales in January.
